A Public Hearing of the NANTUCRET ZONING BOARD OF APPEALS will
beheld at 1:00 P.M., FRIDAY, MARCH 12, 1999, in the CONFERENCE ROOM,
TOWN AND COUNTY BIIILDING, 37 WASHINGTON STREET, Nantucket, Massachusetts,
on the Application of the following:
PAULA K. WILLIAMS, TRUSTEE OF THE PAULA R. WILLIAMS REVOCABLE TRUST

Applicant is seeking relief by SPECIAL PERMIT under Nantucket
Zoning By-Law §139-33A (alteration/expansion of a pre-existing
nonconformng structure/use). Applicant proposes to alter a
pre-existing nonconforming single-family dwelling by constructing an
addition with 275+ square feet of ground cover which would increase
the nonconforming ground cover ratio from 30.8±9~6 to 39.96±9~ and would
extend the existing nonconforming side line of the structure in a
northerly direction, without making the side yard setback distance any
more nonconforming, with the existing structure being sited 0.5+ feet
at its closest point from the westerly side yard lot line. The Locus
is nonconforming as to lot size, having an area of 3,013+ square feet
in a district that requires a minimum lot size of 5,000 square feet;
as to ground cover as noted above; as to setback with the structure
being sited as noted above from the westerly side yard lot line in a
district that requires a minimum side yard setback of five (5) feet;
and as to frontage with the Lot having a frontage of 41.50+ feet along
Gay Street in a district that requires a minimum frontage of 50 feet.
To the extent necessary, and in the alternative, the Applicant
is seeking relief by VARIANCE from the Intensity Requirements of
Nantucket Zoning By-Law §139-16A to permit the increase in ground
cover ratio to 39.96+°K as proposed.
The Applicant is also seeking relief by SPECIAL PERMIT under
Nantucket Zoning By-Law §139-18 to validate the existing one (1)
on-site parking space which is 8.6+ feet at its widest, rather than
the required-nine (9) feet.
A Special Permit allowing construction of the same project was
issued by the Board of Appeals in Case No. 117-93; however, the
Applicant was unable to proceed with the work at that time, and the
Special Permit has accordingly lapsed.
The Premises is located at 7 GAY STREET, Assessor's Map 42.4.3,
parcel 33. The property is zoned Residential-Old.-Historic.

ADDENDUM TO APPLICATION OF PAULA K. WILLIAMS, TRUSTEE
The applicant requests a Special Permit under Nantucket Zoning
By-law §139-33.A, to alter the pre-existing, nonconforming single-
family dwelling upon the locus by constructing an addition with 275
square feet of ground cover. The ground cover ratio of the
existing structure is 30.80, and the structure is within one foot
of the side lot line at its closest point. Lot area of the locus
is about 3013 square feet. The proposed addition would increase
the ground cover ratio to 39.960, and would extend the existing
nonconforming side line of the structure in a northerly direction,
without making the side yard setback distance any more
nonconforming. Maximum permitted ground cover ratio in this
district is 500, but is limited to 30o for undersized nonconforming
lots of record. The minimum lot area in this zoning district is
5000 square feet. The permitted side yard setback is five feet.
To the extent necessary, and in the alternative, the applicant
requests a Variance from the Intensity Regulations of Nantucket
Zoning By-law X139-16.A, to permit the increase in ground cover
ratio to 39.96° as proposed.
The applicant also requests a waiver by Special Permit of the
provisions of X139-18.A(1) of the By-law, requiring the provision
of any required parking space in connection with any enlargement of
an existing building, as permitted in the Resident Parking Permit
Distric` under X139-18.B(2) and (3) The provisions of X139-18
require one parking space for the single dwelling upon the locus;
the only parking space which exists or could physically be created
upon the locus is at its narrowest point about 8.6 feet wide;
minimum width required for a parking space under ~ 139-18.A(3) is
nine feet.
