A Public Hearing of the NANTUCKET ZONING BOARD OF APPEALS will
be held at 1:00 P.M., FRIDAY, DECEMBER 11, 1998, in the CONFERENCE
ROOM, TOWN ANNEX BUILDING, 37 WASHINGTON STREET, Nantucket,
Massachusetts, on the Application of the following:

Applicant is requesting relief by VARIANCE under Nantucket
Zoning By-Law §139-16A (Intensity Reglations - ground cover ratio).
.Applicant proposes to construct a new garage upon the subject
.property, which will result in a ground cover ratio that would exceed
the maximum allowable of 30% permitted in the Residential-1 district.
The Lot contains about 5,009 square feet, and permitted ground cover
is about 1,503 square feet. The existing single-family dwelling has a
ground cover of about 1,479 square .feet, for a ratio of about 29.52%;
the proposed garage, which will conform to all applicable setback
requirements, will have a ground cover of about 418 square feet, for a
total ground cover of about 1,897 square feet, o;~r a ratio of about
37.87%. The garage will enable indoor storage of items now stored
outside because of inadequate indoor storage space upon the lot.
The Premises is located at 97 ORANGE STREET, Assessor's Map
55.1.4, Parcel 21, Lot lA, Plan Book 23, Page 98. The property is
zoned Residential-1.
