NOTICE
A Public Hearing of the NANTUCKET ZONING BOARD OF APPEALS will
be held at 1:00 P.M., FRIDAY, NOVEMBER 20, 1998, in the CONFERENCE
ROOM, TOWN ANNEX BUILDING, 37 WASHINGTON STREET, Nantucket,
Massachusetts, on the Application of the following:

Applicant is seeking relief by SPECIAL PERMIT under Nantucket
Zoning By-Law §139-33A(4) and (5) (alteration/expansion of a
pre-existing nonconforming structure/use) and/or a MODIFICATION of a
Decision issued in BOA File No. 054-92..Applicant proposes to alter and
enlarge a pre-existing structure that contains a garage and studio
without increasing the nonconforming nature of the structure. The Locus
is nonconforming as to side yard setback with the subject structure
being sited 0.20+ feet at its closest point from the side yard lot line
and 2.90+ feet at its closest point from the rear yard lot line, in a
district that requires a minimum side and rear yard setback of five (5)
feet. The new addition would be sited outside of the required five-foot
side and rear yard setback area and no portion of the existing
structure that lies within said setback area would be altered. The
property also contains a single-family dwelling. In BOA File No. 054-92
relief was granted to construct an addition onto the subject structure,
and 015-95 which was withdrawn without prejudice.
The Premises is located at 6 CABOT LANE, Assessor's Map 30,
Parcel 253. The property is zoned Residential-1.

The applicant requests relief by Special Permit under Nantucket Zoning By-law
§139-33.A(4) and (5), for the alteration and enlargement of a pre-existing,
nonconforming structure ,containing a garage and studio, without increasing the
nonconformity of the structure. Present side yard setback of the structure is
about 0.20 foot, and present rear yard setback is about 2.90 feet. No portion
of the structure within the required 5-foot side and rear yard setback will be
altered; the addition will not encroach upon the setback areas.
