The locus is located in a Residential-Commercial ("RC") zoning district. The locus contains a woodframe structure that is used and occupied as a retail store (currently known as Nantucket Bookworks), which is a permitted use in this zoning district. The intensity requirements under Nantucket Code X139-16.A for RC zoning districts are minimum lot size of 5,000 square feet, minimum frontage of 40 feet, minimum side and rear yard setbacks of 5 feet, and maximum allowable ground cover ratio of 50%. There is no minimum required front yard setback in this zoning district. The locus is conforming as to frontage, having frontage on Broad Street of about 41.82 feet, and front yard setback. The locus is nonconforming as to lot area, containing only 2,315 square feet; side yard setback, having a side yard setback on the west of only about 0.5 feet (although this violation preexists the 1972 enactment of zoning and is, therefore, protected from enforcement); and ground cover, having total ground cover of about 1,209 square feet, resulting in a ground cover ratio of about 52.2%. The locus is also nonconforming as to parking under Nantucket Code X139-18 and off-street loading facilities under Nantucket Code §139-20, as no on-site parking or loading facilities are provided on the locus.
