A Public Hearing of the Nantucket Zoning Board of Appeals will be held at 1:00 P.M.,
FRIDAY, AUGUST 11, 2000, IN THE CONFERENCE ROOM, TOWN ANNEX BUILDING,
37 Washington Street, Nantucket, Massachusetts, on the Application of the following:

Applicant is seeking relief by SPECIAL PElt1VIlT under Nantucket Zoning Bylaw Section 139-
33A (alteration expansion of apre-existing nonconforming structurefuse). Applicant proposes to alter
the said to be pre-existing single-family dwelling by raising the roof ridge height within the northeasterly
side yard setback area by about 7.6 feet with a resulting maximum ridge height of about 24 feet.
Applicant would also reduce the nonconforming northeasterly side yard setback distance from about 1.8
feet at its closest point to about three (3) feet at its closest point during the renovation, by removing a
portion of the structure, in district that requires a minimum side yazd setback of ten (10) feet. There
would also be a reduction in the ground cover ratio from about 9.1% to about 8.9%. The Locus is also
nonconforming as to lot size with the Lot containing about 15,410 squaze feet of azea in a district that
requires a minimum lot size of 40,000 square feet.
The Premises is located at 74 MONOMOY ROAD, Assessor's Map 43, Parcel 151, Land Court
Plan No. 14409-A, Lot A. The property is zoned Limited~Use-General-1.

The applicant requests a Special Permit under Nantucket Zoning By-law X139-33.A to
alter and expand upward her pre-existing, nonconforming structure, upon a lot of
record pre-existing the adoption of the Nantucket Zoning By-law in separate
ownership from all adjacent land, without increase in ground cover. The subject
property (the "Locus") is nonconforming as to lot area, containing about 15,410
square feet with 40,000 square feet being the minimum in the Limited Use General-1
zoning district. The existing structure upon the Locus, a single-family dwelling,
has ground cover of about 9.1$, or about 1,402 square feet; the maximum permitted
in this district is 7$, or 1,500 square feet for a lot of record. The existing
structure is nonconforming as to side yard setback, being situated about 1.8 feet
from the northeasterly side lot line of the Locus, with a minimum of 10 feet
required in this district. The applicant wishes to alter the existing structure,
with work within the setback area including upward expansion of about 7.6 feet at
the ridge line; proposed elevation above mean grade will be about 24 feet. The
applicant proposes to increase the northeasterly side line setback to about 3.0
feet in the course of this work by removing a portion of the existing structure,
and ground cover ratio after the proposed work will be about 8.9~, or about 1,372
square feet.
