A Public Hearing of the NANTUCKET ZONING BOARD OF APPEALS will
be held at 1:00 P.M., FRIDAY, JULY 14, 2000, in the CONFERENCE ROOM,
TOWN ANNEX BIIILDING, 37 Washington Street, Nantucket, Massachusetts, on
the Application of the following:
RICHARD H. PARKER AND GORDON BRENNER, FOR THEMSELVES AS OWNERS AND FOR
RHODA H. WEINMAN, TRUSTEE OF MARATHON REALTY TRUST, CONTRACT PURCHASER
BOARD OF APPEALS FILE N0. 052-00
Applicants are seeking relief by SPECIAL PERMIT under Nantucket
Zoning Bylaw §139-33A (alteration/expansion of a pre-existing
nonconforming structure/use). Applicant (Weinman) proposes to alter and
expand an existing about 805 square-foot single-family dwelling by
constructing a second floor addition on the existing structure. A
conforming about 468 square-foot one and one half (1 1/2) story
addition and deck would also be constructed onto the rear of the
structure, resulting in a total ground cover of about 1,273 square feet,
requiring no relief from this Board. The second floor addition would be
constructed over the existing nonconforming existing footprint without
coming any closer to the front yard or westerly side yard lot lines than
the existing house. The Locus is nonconforming as to lot size with the
Lot containing about 7,706 square feet of area in a district that
requires a minimum lot size of 20,000 square feet; as to frontate with
the Lot having about 65.30 feet of frontage along West Chester Street,
in a district that requires a minimum frontage of 75 feet; as to front
yard setback with the structure being sited at about 19.2 feet at its
closest point from the lot line in a district that requires a minimum
front yard setback of 30 feet; and as to side yard setback with the
existing structure being sited at about 8.2 feet at its closest point
from the westerly side yard setback.
The Premises are located at 50 WEST CHESTER STREET, Assessor's
Map 41, Parcel 382, Plan Book 17, Page 117, L t 1. The property is
zoned Residential-2.
