: At a meeting of the BOARD OF APPEALS held Wednesday,
December 17, 1980, at 3:30 P.M., in the Town and County
Building, Nantucket, in the matter of the Application of
REGINA S. BURKE (048-80), after due deliberation, the
Board found:
1. This is an application for relief from the prOV1S1ons
of Section 4B of the Zoning By-Law to permit the conver-
I sion of a garage into a professional secretarial office
on property at 10 Gay Street which is zoned Residential/,
Old Historic. The Applicant acquired the property in
1978. It contains a large guest house which is used for
, renting rooms. The applicant lives in the guest house.
! The same premises contain an elderly garage building
which is too small for modern vehicles. She wishes to
make this building into an office for secretarial ser-
vices and management of the guest house property.
,2. In the opinion of the Board, this use of the property
is allowable as a home occupation under Section 2-14 of
the Zoning By-Law, as the applicant lives on the premises
and her proposed use is clearly incidental and secondary'
to the use for dwelling purposes. Furthermore, the plans
submitted to the Board indicate the proposed renovation
of the garage will produce a far more attractive build-
ing than the existing structure. The proposed activity
of the secretarial office will not pose any significant
traffic problems and will offer a beneficial service
to the general public.
3. For the reasons set forth, the application for per-
mission to convert and use the garage on the premises at
10 Gay Street for a professional secretarial office, in
I accordance with plans submitted, is unanimously granted.
