DFCISICN:
At a meeting of the OOARD OF' APPEALS held ~Jednesday, November 26,
1980, at 2: no P .r-A. in the 'J."'a<1l1 am County Building, in the matter
of the application of ]\Jf'RF.I) SJ\NP0RD, ET 1'-1, (034-80), after due
delfreration, the Foard foum:
1. This is an application for a Special Permit for construction of
a garage far storase, repair, servicing of ITlOtor vehicles and
petroleum storage for property located on Sparks Avenue in a
district zoned ResidentialjC'..cmrercial. 'J1"Ie ~mers interrl to con-
struct the facility am lease it to others for c:peration. The
apnlicants have suhni tted detailErl plans r plot plans, ani site
layout, sha"..ing a prooosed huildina of 44' x 28' with gas pUlT'p
islands am asphalt surfacing of the apron. The Planning Board has
recarrren:kd favorable action.
2. The Board firrls this locat..i..on to re a develcpirB crnmercial
di strict, which already contains a supern1C'rr:et canplex, boat sh~,
drive-in bank, an:1 one service station located directly across
Spar)rs "venue. Sparks Avenue is a major throt~h-roote connectinq
Atlantic Avenue \'lith tre Rotarv intersection. The proposed opera-
tion vX)uld re carpeti ti ve with the existing service station but
v.'Ould a] so pravi de a service to the motoring public.
3. For tbe reasons set forth, the fped.al Pernlit for construction
of a qarage for storage, repair, arrl servicing of motor vehicles
and petroleUIP storaqe for the applicants r property on Spar}:s Avenue,
in accordance wi th plans sulmitted, is unanimously c:rrantErl for
property sh(l\o.'I1 as Lot 5 on rarrl Court Plan No. 35560~. Operation
of t.~e gas station and petroleUlT' storage reing subject to permits
to be obtained frm the Poarrl of Selectmen, this Special pennit
shall re suriect to their dete...rm5..nation.
