of 1955. The property in questial was fca:mer1y used as a parking
lot by DrearnJ.an:l Theater and is. row a separate lot of 5,595 square
feet, shown as IDt 2 m Lard Cart PlartNo. 8786-A dated April 9,
1980, am eOOarsed "~ Not Required" by the Planning Boanl m

2. The Board finds this prcp8[lY is located in a fully-develq)ed
Residential/Camercial district oocupied by restaurants, garages,
offices, and other ocmnercial establishnents. Easy StJ:eet, despite
its name, is a b1sy tharooghfare with steady vehicular, bicycle,
am pe:lestrian traffic. Dreamlard '!'heater is a seesmal eveniD]
notim picture palace during the sums: ncnths and is dcrrm2mt the
resna.irner of the year. 'Ihis lDt 2 was formerly used as the Theater'
parking lot but has been fencs1 and closed for the past ... years.

3. The principal questim is whether this lDt 2 slxW.d be required
to provide parking space for the Theater located m IDt 1, a
requirement which \<<:Wd anamt to eleven perking spaces, providing
par~ requirements of the ZcIUng By-Law adopted in 1972 applied
the Dreamland Theater. '!he Board fWs the theater is not subject
to these parking requirements un:ler the provisialS of the 1972 law,
SectiOOVI-C-2, "Parkinq Requirements.. .Non-residential uses other
than Old Historic District." The Board also finds that no parJdng
requirements \\1eI'e ever enforced am the lot has been fenced am
closed for about ~ years.
4. The Board, therefore, finds thilt IDt 2 may be OOilt upal withou
regard to the ~joining theater p:-qJerty. '!be proposed OOilding
would contain. two shops am three offices, MUm would require a
mi.n.inun of seven parking spaced under the By-Law, Sec. 6-C-2. . The
Board has the power to grant relief fran these requirements umer
Sectioo 6-C-4. In view of the OQIigested nature of this neighbor
the increase in traffic am ~ of avai. lable parking space,
Board declines to m:xUfy these ~ts.

Dear Madam:
On September 19, 1980, the Board of Appeals granted
an application for a Special Permit in the above
matter for a proposed building to consist of two (2)
stores and three (3) offices.
I am informed by counsel that the plans submitted
called for three (3) stores and two (2) offices, and
that the decision rendered should, therefore, be
amended. The decision should be amended accordingly
to reflect the intention of the Board in this matter.
In view of the fact this matter is under appeal, I
suggest this letter be included with the decision in
order to complete the record for appeal purposes.
