DECISION:
At a regular meeting of the BO~~D OF APPEALS held on
Friday, Marv 23, 1980, at the TO~m AND COUNTY BUILDING,;
in the matter of the petition of ~~DOLPH G. SHARP
(061-80), after due deliberation, the Board found:
1. This is an application for a Special Permit to
alter a non-conforming use by demolishing an existing
metal garage and constructing a dwelling on an under-
sized lot located on Sea Street and zoned Residential/
Commercial. The property now contains a dilapitated
rusty corrugated tin garage on a lot containinq 1196
SQuare feet.
2. The applicant intends to demolish this eyesore and
replace it with a small single-family dwelling house
30' x 20'.
3. The Board finds that the proposed alteration would
be a definite improvement, both esthetically and
economically, to the appearance and utility of the
neighborhood. The existing garage is ready for removal
and its replacement by a small dwelling house would be
beneficial to the neighborhood and in keepting with
the spirit and intent of the By-Law. Such change in
the use of this undersized lot would not be substantially
more detrimental to the existing non-conforming use to'
the neighborhood.
4. Therefore, by unanimous vote of the Board, the .
application for a Special Permit to alter a non-confor~-
ing use by the removal of the rusty tin garage and
erection of the dwelling house on property shown as
Lot 2 in Plan Book 20, Page 45 on Sea Street is approved
in connection with the plans submitted with the
application.
