BOARD OF APPEALS Nantucket, Massachusetts DECISION: At a regular meeting of the BOARD OF APPEALS held Friday, ~1arch 28, 1980, at :3: ao p.m., at the TOWN AND COUNTY BUILDING, FEDERAL AND BPOAD STREE~S, NANTUCKET, in the matter of the application of KEVIN KALMAN (009- 80), after due deliberation, the Board found: 1. This is an application for a Major Commercial Development consisting of a raquetball and health club on part of Lot 6 off Old South Roaa. The property is zoned Residential-Cowmerci.al and is presently occupied by a baseball field. Immediately north of the proposed site of the health club is a bowling alley and asphalt parking lot, which has been in use for approximately 16 years. This area is reached by a private way from Old South Road, which is paved and maintained by the present owner. The area west of the location is occu- pied by residential dwellin~; the area to the south is undeveloped land; the area east of the proposed location is vacant land for about 150 square feet, largely cover- ed with pine trees and underbrush; and beyond this is a small development of residential homes. 2. The proposed used of this property would be that of a raquetball and health club, and operated as a private club on a membership basis open to the general public. Hours of operation woulCl extend during the cay- time into the early evening and should not go heyond 11:00 p.m. The plans submitted by the Petitioner indi- cate the building will he well-designed and tasLefully and adequately landscaped. The operation should not involve any exterior activity, noise, nor offensive lighting. The proposed operation of a health club would be a benefit to certain elements of the local population, both seasonal and year-round, and would constitute a positive addition to the facilities availabJ.e for the enjoyment of the general public. 3. Based upon the foregoing, the application for a Special Permit to establish a Major Commercial Devel- opment of a raauetball and health club on part of Lot 6 off Old South Road, now owned by Sturgis Pines Realty, in accordance with plans submitted, is unanimously granted with the provisions that the building be . . landscaped and screened hy native vegetation along the easterly side, that any exterior lighting shall be properly shaded from the nei0hbors, and that all activities shall be indoors.
