ADDENDUM TO APPLICATION
The Applicant is seeking Special Permit relief under Nantucket Zoning
By-law Section 139-33(A)(8) (alteration of a pre-existing nonconforming
structure) .
The Premises are a pre-existing, nonconforming lot of record in the R-l
zoning district, having 3,052,:!: square feet of area where the minimum lot size is
5,000 square feet. Ground cover comprises 37.3,:!:% of the lot area where the
maximum ground cover is 30% for lots under 5,000 square feet. The existing
single family dwelling on the Premises was constructed before the adoption of
the Nantucket Zoning By-law in 1972 and is sited as close as 2.9 feet from Cliff
Road where the minimum front yard setback is 10 feet and as close as 2.4 feet
from the northerly boundary where the a minimum side yard setback is 5 feet.
The Applicant proposes to replace the foundation under the existing
dwelling and slightly relocate the dwelling, with no additional ground cover.
The proposed relocated dwelling would comply with all side yard setbacks, and
the front yard set back violation would be decreased from 2.9 feet to 3.8 feet.
The Premises are located at 5 Cliff Road, Tax Assessor's Map 42.4.4, Parcel
60, and are shown on Plan recorded with the Nantucket Registry of Deeds in
Plan Book 26, Page 4. The property is located in the R-l zoning district.
