ADDENDUM
Aslansan, 1 Brock's Court, Nantucket, Massachusetts
Applicant requests a finding and a special permit under Mass.
Gen. Laws c.40A, S6, and Nantucket Zoning By-law (the "By-law")
S139-33.A. Applicant seeks to alter and change the use of two
of the pre-existing, nonconforming structures at the Premises:
both the existing garage and the existing barn/workshop will be
converted into separate studio structures. The applicant
intends to do exterior work that will not change the size or
location of either building. This work includes re-roofing, re-
shingling and replacing doors and windows. The interior of the
garage will be renovated to include a loft, a bathroom and a
si tting area. The interior of the barn will be renovated to
include two bedrooms and a bathroom. Neither structure will be
closer to any of the lot lines following the proposed work, nor
will any of the proposed changes be substantially more
detrimental to the neighborhood than the existing
nonconformities. In the alternative, and to the extent
necessary, Applicant also requests a variance under By-law S139-
32.A from the provisions of By-law S139-16.A to undertake such
alterations. The garage is nonconforming as to side yard
setback, having setback from northerly property line of 3.53
feet at the closest point, where 5 feet is required in the
Residential District, and the barn is nonconforming as to rear
yard setbacks, having a rear yard setback on the west of about
.11 feet at the closest point, where a minimum rear yard setback
of 5 feet is required. The locus otherwise conforms to the
dimensional requirements of the By-law.
