NOTICE
A Public Hearing of the NANTUCKET ZONING BOARD OF APPEALS will
be held at 1:00 P.M" FRIDAY, MAY 9, 2003, IN THE CONFERENCE ROOM,
TOWN ANNEX BUILDING, 37 Washington Street, Nantucket, Massachusetts, on the
Application of the following:
PHILIP L. AND MELISSA O. PATTERSON
BOARD OF APPEALS FILE NO. 034-03
Applicants are seeking relief by SPECIAL PERMIT under Nantucket Zoning By-
law Section 139-16C(l) to reduce the side yard setback distance from ten feet to five feet
in order to construct an addition to provide garage space and either more interior living
space on part of the first and all of the second floor ancillary to the primary residential
use, or to add a garage apartment. All other zoning requirements would be met. The
Locus is nonconforming as to lot size with the Lot contain about 9,540 square feet of area
in a district that requires a minimum lot size of 10,000 square feet.
The Premises is located at 3 PHEASANT DRIVE, Assessor's Map 67, Parcel 2.1,
Plan Book 24, Page 124, Lot 2. The property is zoned Residential-IO.
