A PUBLIC HEARING OF THE NANTUCKET ZONING BOARD OF
APPEALS WILL BE HELD AT 1:00 P.M., FRIDAY, FEBRUARY 14,2003, IN
THE CONFERENCE ROOM, TOWN ANNEX BUILDING, 37 WASHINGTON
STREET, NANTUCKET, MASSACHUSETIS, ON THE APPLICATIONS OF
THE FOLLOWING:

Applicant is seeking relief by SPECIAL PERMIT under Nantucket Zoning By-law
Section 139-33A (alteration/extension of a pre-existing nonconforming structure/use).
Applicant proposes to relocate the existing nonconforming single-family dwelling,
situated at its closest points about two feet from the southerly side yard lot line, about one
foot from the westerly side yard lot line, and about one foot from the northerly rear yard
lot line, to a point at which it would be sited as close as about two feet from the southerly
side yard lot line, about 5.4 feet from the westerly side yard lot line, and about 1.5 feet
from the northerly rear yard lot line, in a district that requires a minimum side and rear
yard setback of five feet. The Applicant also proposes to construct a new addition onto
the southerly side of the dwelling which would be no closer to the lot lines than the
existing structure in either its present or proposed location. All other alterations would
conform in all respects. In the alternative, relief by V ARlANCE under Nantucket Zoning
By-law Section 139-16A is sought to complete the project as proposed. In addition, the
Locus is nonconforming as to lot size, with the Lot containing about 2,855 square feet of
area, in a district which requires a minimum lot size of 5,000 square feet; and as to
frontage with the Lot having about ten feet of frontage along Howard Court, in a district
that requires a minimum frontage of 50 feet.
The Premises is located at 8 HOWARD COURT, Assessor's Map 42.3.4, Parcel
79, Land Court Plan 10875-B, Lot A. The property is zoned Residential-l.
