The petitioners proposed expansion will result in a sub- stantial increase of occupational space, and the residential or dwelling use of the premises will be incidental and secondary to the professional or occ~pational use. . 3. The proposed ~xpansion will adversely affect the general neighborhood by causing increased vehicle traffic and pedestrian activity. 4. There is no established condition affecting the locus which can be regarded as a hardship.
