In the matter of the a?peal of Alfred Bornemann 02e1 -75.
Hr. John Beclcer appeared for ilr.Dornemann.
Hr. jJecker stated "that Bornenann is the o'\'mer of premises
at Cliff Road and :Iighland :"J.Venue nm-, inproved ,"lith a single
faluily residence and a Jetachec1 garago. :Jorneaann desires to j

place an a.ddi tion on the rrarage. .;'. variance is recruired because I

the e~dsting garage is. on the easterly boundary line and does
not conforn '\li th the zoning by la'" ror:{uirement that no building
be located nearer than.3' to a boundary line.
Backer stated that"a 3' set off for the addition would re-
sult in a jog in the building and prevent a straight line acaess i
to the addition frOT:'. the front garage door access. This is im-
portant to Bornemann because he intends to use the addition to
store a boat and trailer. The addition will not contain any
plumbing of any ldnd and ,.Till have one central IIFrench drain"
in the floor. .1'. vlood stove will be installed.
In addition, the addition will exceed allowed ground cover
by 22 square faet. The lot size is \5,((,0 s'~~uar'c fee. Hr.
Bornemann is the m'lnor of a lot of land contiguios to this par-
cel. The second lot is ~~~roximately 11,000 s0uare feet and is
not 11m., improved.
No other person appeared in favor of the petition.

After due deliberation it ",asfounc1 that:
1. The petitidner's situation involving a non-conforming
building placement does constitute a hardship for the. proper
alignment of the rc'~:uested addition:
2. The granting'of a variance .to permit the addition on thei

and will have no deleterious effect on the neighborhood. !

Upon motion made .and seconded it was voted that the variance!
be granted for the placencnt of the building and the excess
ground cover subject.to the following terns and conditions:
1. No plumbing facilities shall be incorporated in the con-
struction of the addition and no plumbing facilities shall be
installed at any later date.
2. The addition ~nd the existing garage shall not be used
for dwelling purposes of any kind or nature.
3. The adjacent lot being contiguous to the north and
fronting on Highland-Avenue shall remain unimproved so long as
the ground cover on the petitioner's lot, being the subject of
this petition, shall ~xceed the allowed ground cover.
Wherefore, the petit10n for a variance is conditionally
granted.
