Mr. ,Campbell stated the petitioner owns lot 707 at Tom Nevers and that the lot is 45,350 sq. ft. in area. The allowed ground cover is 1357.5 sq. ft. fn area. The allowed floor cover is 2036.25 sq. '! ft. The petitioner desires to construct a single family dwelling having a ground cover of 1671 sq. ft. including a garaga area of 250 sq. ft. more or less. The house would exceed allowed ground cover by 314 sq. ft. In addition, the house would have a floor area of 2135.sq. ft or 99 sq. ft. more than the floor area allowed by the code. and 2 adults. Mr. Campbell stated the large house was required by the petitiop. ers to accomodate the family of petitibner which number 4 children I I : I I I I ! The house design has been approved by the HDC. There are no facilities in the housw which would be used as".a second living unit and there are no plans to use the house other than as a single family dwelling unit. The Board members-were presented with a set of plans for the house which showed all elevations, the layout and a plot plan of the site. Discussion floowed concerning the use for the excess area. It , was pointed out by Mr. Campbell that the excess area was primarily ,confined to a third floor room that had no plumbing facilities. ; No additional toilets or wasredischarge would result from the extra 99 sq. ft. No other person spoke in favor of or in opposition to the , petition. After due deliberation, the Board found: c- 1. The increase in ground floor and total floor area was due to expansion of facilities which will not create additional waste discharge or adversely effect the density factor.
