In the matter of the petition of Robert and Fay ,Anathan.,..' 015-75. Mr. Robert Anathan stated he was the owner of a house and lot at Monomoy being Lots 5 & 12 L.C. Plan 13219-D and now had a dwelling of~~50square feet on that lot. The' allowed ground cover is 5 % or 1742 square feet. Mr. Anathan stated that he was now exceeding allowed ground cover as a non conforming con- dition and that he desired to construct an addition to his home. The proposed addition ~B 448 square feet bringing the total area to 2798 square feet. ,Mr. Anathan stated the additional space was required because he planned to use this residence, formerly a summer home, as a, year-round residence. His family needs are such as to require a living room area which is now not, included in the dwelling. The house is sufficient for summer residence but-requires expansion to meet the year round living conditions. i I I I was Mr. Anathan presented a written statement to the Board and, requested to read the statement into the minutes. He stated.~ that his Land Court title sh.ould go to low water mark and not .;- to the present limit of high water and thereby allow him to have I the additional land area included in his ground cover oalculation. I I Mr. Anathan ,stated that no new plumbing facilities ~ould be required and that the expanded area was for use as a liVing ,. room only. No increase in p.ffluents will be created by the ex- pansion of the house. Mr. Anathan presented letters from abutters who favored I the expansion. The abutte~a were Mary Hettinger, Roge~ Ernst; I, GeorgeW. Frak~:~, Robert N. " I \ ' J ______:JiIIl Mr. Anathan concluded by stating the expansion could 'not be se~n from any public way, would not interfere with the view of " any area resident and was an essential addition if the house was to be made adequate for year-round living. The Chairman asked Mr. Anathan if he had considered expand- ing the house by adding a second floor. Mr. Anathan stated that :" ,~"j: a second floor was probably' allowed under the zoning rules but that a second story would be detrimental to the area and inter- fere with the view of residents behind his house. Mr. Anathan presented. plot plans and architects drawings showing the land area existing structure and proposed addition. Mrs. Mary Hettinger spoke in favor of the petition. She requested the Board to grant the ground floor expansion and dis- courage any second story addition. There were no other speakers. The Chairman read the letters presented by Mr. Anathan. The Chairman stated that one or more of the members would take " a view of the property and area. , .~ II After due deliberation, "the Board found: 1. The proposed expan~ion on ground level could be accom- plished without injury to adjacent properties. 2. I ',..- .. ~ ~-~ ,,, I ,',- ,I ',1", In the matter of the-petition of Marine Lumber Co., Inc., \:" ',-,- 016-75, Mr. Martin Coffin appeared for Marine Lumber and stated -. the petitioner wanted to construct a shed B' x 12' on a cement . slab to be placed in front of the former Orange St. post office. He stated the shed was required to house a refrigeration unit 8' x 10' in size, which was needed in connection with a proposed retail fish market to be operated by Marine Home Center. The shed would be used for no other purpose and would be needed only' . ',:..j ,as long as the refrigeration unit was required. The present ground cover allowed to the parcel is 50%. The existing buildings cover approximately 56% of the parcel owned by Marine Lumber Co. therefore, a variance is required to add the proposed 96 sq. ft. shed. Mr. Hyde asked whether the shed would be used as or for a selling area. Mr. Coffin stated the shed would be used for storage IOf the refrigeration unit and for no other purpose. I Mr. Holmes asked whether a fan or ventilation would be used I and where it would be located. The shed is within a few feet of :1 a residence and the rioise of the fan would be a nuisance if not . properly provided for. Mr. Coffin stated he would find out and II report back to the Board concerning the use and location of any fan or ventilation. ~ No other person spoke in favor or in opposition., . h ' After due deliberation," the Board found: 1. I I 'I 'I In the matter of the petition of Sankaty Head Golf Club Mr. George Mumma appeared and stated he was presi- dent of the Sankaty Head CoIf Club and that the Club has agreed to purchase a two acre parcel of land from Mrs. ~rauthoff provided the land can be used for the construction and operation of tennis courts and a small club house. The area ts zoned Limited Use General 3 and a variance is required for such a use. Mr. Mumma stated that the area is located opposite the Sankaty Beach Club .f and is in an undeveloped state. There are no dewllings near the "" ' site. The Club plans to build 4 tennis courts and a small club~ \. house for the use of the personnel necessary to operate the tennis courts and the storage of accessory equipment and supplies. The area will be surrounded by a 10' high fence. There will be no lights permitting night time use and supervision of the' . operation will be controlled from the Beach Club across the street.
