A Public Hearing of the NANTUCKET WNING BOARD OF APPEALS will
be held at 1:00 P.M., FRIDAY, AUGUST 9, 2002, IN THE CONFERENCE ROOM,
TOWN ANNEX BUILDING, 37 Washington Street, Nantucket, Massachusetts, on the
Application of the following:
FRANK J. ROVINSKI
BOARD OF APPEALS FILE NO. 056-02
Applicant is seeking relief by SPECIAL PERMIT under Nantucket Zoning By-
law Section 139-33A (alteration/expansion ofa pre-existing nonconforming
structure/use). Applicant proposes to construct a second story addition above a portion of
a said to be pre-existing nonconforming single-family dwelling, which lies within the
side yard setback. The addition would not increase ground cover ratio or come any closer
to the southwesterly side yard lot line than the existing structure. A conforming addition
would also be constructed over the existing rear portion of the structure and does not
need relief from this Board. The Locus is nonconforming as to lot size with the Lot
containing about 1,927 square feet of area in a district that requires a minimum lot size of
5,000 square feet; as to side and rear yard setbacks with the structure being sited as close
as 1.3 feet from the southwesterly side yard lot line, and with a shed being sited as close
as about 2.7 feet from the northeasterly side yard lot line, and as close as about 0.7 feet
from the southeasterly rear yard lot line, in a district that requires a minimum side and
rear yard setback of five feet; and as to ground cover with the Lot containing an about
32.59% ground cove! ratio in a district that allows a maximum ground cover ratio for
undersized lots of 30%.
The Premises is located at 1 CHAPEL STREET SIASCONSET, Assessor's Map
73.4.2, Parcel 17, Plan File 02-24. The property is zoned Siasconset Old Historic.
