WEISS AND LAWRENCE F. WASSER BOARD OF APPEALS FILE NO. 046-05 Applicants are seeking relief by VARIANCE from Nantucket Zoning By-law Section 139-16A (Intensity regulations - setback). Applicants propose to renovate and alter the existing front stoop and entry stairway of the front door of an existing single- family dwelling. The front stoop and stairs currently meets the required 10-foot front yard setback distance. Applicant proposes to extend the narrow front stoop to meet building code requirements for a platform and extend the stairs in order to accommodate the placement of an outward swinging storm door. The renovated stoop area and extended stairway would reduce the front yard setback to a point as close as about 8.5 feet in a district that requires a minimum front yard setback of ten feet. There are no other alterations or expansion of the existing structure proposed under this Application. The locus is also nonconforming as to lot area with the lot having an area of about 2,966 square feet in a district that requires a minimum lot size of 5,000 square feet; as to rear yard setback with the structure being sited as close as about 1.6 feet from the rear yard lot line in a district that requires a minimum rear yard setback of five feet.
