The additional gross floor area in retail use within the addition would be about 1,100 square feet, and the gross floor area in retail use in the existing building is about 1,530 square feet. The total number of parking spaces required for commercial uses under Nantucket Zoning By-law ~139-18.D would increase from 12 to 19. In addition, the total number of parking spaces for residential uses would increase from 2 to 4. The Applicant proposes to increase the number of parking spaces from four, per said Decision, to eight, one of which would be reduced to a dimension of seven feet in width and seventeen feet in length, pursuant to ~139-18.A(3). All present and proposed spaces would involve backing into Cornish Street. Accordingly, the Applicant requests relief by SPECIAL PERMIT under the following sections: 139-1O.B(2), for additional retail use in the Limited-Commercial district; 139-18.B(2), granting relief from the number of required parking spaces and to allow backing out from the property; and to the extent necessary, Section 139-20.C, granting relief from the requirement for provision of an off-street loading area. The addition would contain two additional retail stores and one dwelling uni t, and would conform wi th ground cover and setback requirements. Under the decision No. 003-80, the applicant is required to provide four parking spaces, accessed from Cornish Street. The additional gross floor area in retail use wi thin the addition would be about 1,100 square feet, and the gross floor area in retail use in the existing building is about 1,530 square feet. The total number of parking spaces required for commercial uses under Nantucket Zoning By-law ~139-18. D would increase from 12 to 19. In addition, the total number of parking spaces for residential uses would increase from 2 to 4.
