(the "Premises"). The Premises is located in the RC-2 Zoning District. The Premises consists of five parcels of vacant land. Applicant intends to construct tow buildings at the premises in tow phases: the first building, Phase I will consist of a millwork shop on the first floor and a three bedroom dwelling on the second. The second building, Phase II will consist of a retail shop on the first floor and a two bedroom dwelling on the second. The Applicant also intends to construct a small 200 square foot storage shed in connection with Phase I. The Applicant is seeking Special Permit relief, in accordance with 139-9B (2) to use the basement (1820 Square feet) for storage and the first floor (1,820 Square feet) for (a) (light manufacturing) (b) (Storage and Warehousing), and (c) (Fabrication and assembly of wooden components parts for off- site construction or use). The proposed use of the Phase II building for retail purposes is permitted as of right in the RC- 2 District under ~139(9)A. Applicant is also requesting that that he be permitted to lease each of the commercial spaces either individually or collectively. Applicant is also seeking relief by Special Permit pursuant to Zoning By-Law Section 139-20 (Off-street loading facilities) to permit one off-street loading facility to be used by both proposed commercial uses. The dimensionally conforming loading zone space would be constructed entirely on the Locus and outside the setbacks. Applicant is also intending to provide all required parking spaces as shown in the parking calculations below. Applicant's request is meritorious and the relief requested may be granted without derogating from the health, safety, convenience, morals and general welfare of the inhabitants of neither the Town of Nantucket nor the Purpose of the By-Law.
