FRIDAY. SEPTEMBER 14. 2007. in the Conference Room, 2 FAIRGROUNDS ROAD, Nantucket, MA, on the Application of the following: DIANA S. WALKER, JOHN WALKER AND JOSEPH WALKER, TRUSTEES OF SALT BOX NOMINEE TRUST BOARD OF APPEALS FILE NO. 085-07 The Applicants are seeking relief by SPECIAL PERMIT pursuant to Nantucket Zoning By- law Section 139-33A(8) (reconfiguration of a pre-existing nonconforming lot). Applicants propose to convey a parcel of about 14.0 acres to the immediately abutting lot to the east (shown as Lot 8 on Land Court Plan No. 9371-D, Assessor's Map 93, Parcel 1.1 and the subject of companion Application in BOA File No. 084-07), and reconfiguring lot lines in order to allow the merger of a portion of the Applicants' property with the abutter's lot to create a larger lot. The locus is an about 43-acre parcel ofland, improved with one single-family dwelling, located on Tuckemuck Island. The locus conforms to all use and dimensional requirements of the LUG-3 zoning district except as for frontage, arguably having no frontage on a "street" as defined in the Nantucket Zoning By-law in a district that requires a minimum frontage of 200 feet. The parcel to be conveyed and a substantial portion of the abutters' lot are subject to existing conservation restrictions in favor of the Nantucket Land Council, Inc. The Premises is located on TUCKERNUCK ISLAND, Assessor's Map 96, Parcel 10, and is shown upon Land Court Plan 13215-B as Lot 2.
