AND BARBARA JELLEME BOARD OF APPEALS FILE NO. 061-07 Applicants are seeking relief by SPECIAL PERMIT pursuant to Nantucket Zoning By-law Section 139-33A (alteration/expansion of a pre-existing nonconforming use/structure). Applicants propose to alter and expand their single-family dwelling by constructing additional second floor living space over the structure. While the majority of the upward expansion would take place primarily outside of the required ten-foot side yard setback area an within the existing footprint, a portion of the work would raise the about 18-foot ridge height to about 24 feet over that section of the structure located within the easterly required ten-foot side yard setback area, but would come no closer to that lot line than the existing structure, which is sited as close as about 6.68 feet. In addition, Applicants propose to expand the nonconforming ground cover from about 1,506 to about 1,550 square feet as part of the renovation of the structure, in a district that requires a maximum ground cover for this subminimum lot of 1,500 square feet~ In addition, the locus is nonconforming as tolot size with the lot containing about 24,401 square feet oflot area in a district that requires a minimum lot size of 120,000 square feet.
