P.M.. FRIDAY. JUNE 8.2007. in the Conference Room, 2 FAIRGROUNDS ROAD, Nantucket,
MA, on the Application of the following:

Applicants are seeking relief by SPECIAL PERMIT pursuant to Nantucket Zoning By-law
Section 139-33A (alteration/expansion of a pre-existing nonconforming use/structure) and Section
139-33(9) (to remove and replace existing nonconforming ground cover). Applicants propose to
increase the height of the existing single-family dwelling to add second floor living space and
construct an addition onto the northerly side of the existing single-family dwelling as part of an
overall renovation, which would connect the house to a rebuilt garage structure to form one
structure. The existing garage would be demolished and reconstructed in its present location with no
changes in footprint or massing. The existing nonconforming ground cover of about 32.77% (about
1,294 square feet), in a district that allows a maximum ground cover of 300;'0 for undersized lots,
would be increased to about 38.1 % (about 1,504 square feet). In addition, to the extent necessary,
Applicants are seeking relief by VARIANCE pursuant to Nantucket Zoning By-law Section 139-
16A to be able to place the garage back within the required; five-foot side yard setback area in its
present location and sited as close as about 4.4 feet from the northerly side yard lot line.

ADDENDUM TO APPLICATION OF H. C. BOWEN SMITH AND JANET S. SMITH
The applicants request a Special Permit under Nantucket Zoning
By-law ~ 139-33.A (alteration/expansion of a pre-existing
structure/use) and under ~ 139-33.A(9) (to remove and replace
existing nonconforming ground cover) to increase the
nonconforming ground cover in order to construct an addition
connecting their existing nonconforming dwelling and garage,
each of which pre-exists the 1972 adoption of the By-law, and to
increase the height of the dwelling to place a second story upon
the structure. The existing garage structure, which is in poor
structural condition, will be completely replaced and rebuilt in
its present location, with no changes in footprint or massing.
Therefore, the applicants are also seeking relief by Variance
pursuant to Nantucket Zoning By-law Section 139-16A to allow the
new garage to be sited in its present location at about 4.4 feet
from the northerly side yard lot line in a district that
requires a minimum side yard setback of five feet. Existing
ground cover is about 1,294 square feet, with lot area being
about 3,949 square feet, for a ground cover ratio of about
32.77%; maximum ground cover in the Residential-1 zoning
district is 30%. The proposed addition would increase the
ground cover by about 210 square feet, for total ground cover of
about 1,504 square feet, a and ground cover ratio of about
38.1%. The locus is nonconforming as to area, with 5,000 square
feet being the minimum lot size; as to front yard setback, with
10 feet requiredr and actual front yard setback being about 4.7
feet; and as to side and rear yard setback, with 5 feet
required; southerly side yard setback is about 3.5 feet;
westerly rear yard setback is about 1.0 foot, and northerly side
yard setback is about 4.4 feet.
