Applicant (DeSeta) is seeking relief by SPECIAL PERMIT under Nantucket
Zoning By-law Section 139-9B(2)(a), (b) and (c) (light manufacturing; storage and
warehousing, including properly screened storage of goods and materials; fabrication and
assembly of component parts for off-site construction or use). Applicant proposes to
construct a mixed use building that would contain two contractors' shops on the first
floor and two apartments on the second floor. Applicant intends to use one of the first
floor bays in conjunction with his excavation business for the storage of equipment and
related materials and lease the other space separately. The about 11.;2.72 square-foot lot is
conforming in all respects to zoning requirements and all parking and loading zone
requirements would be met on site.
The Premises is located at 10 NOBADEER FARM ROAD, Assessor's Map 69,
Parcel 26, Land Court Plan 26984-F, Lot 14. The property is zoned Residential-

Patrick J. DeSeta (Applicant) (Contract Purchaser), of 20
Nobadeer Farm Road, Nantucket, seeks the following use by
Special permit~pursuant to Nantucket Zoning By-Law Sec. 139-9 B.

Exceptions. (2 (b) Storage and warehousing, including properly
screened open storage of goods and materials.
Locus is located in the RC-2 Zoning District, the Multi-
Family Overlay District and the Public Well Recharge Overlay
District under the Nantucket Zoning By-law (the ~By-law"). The
Premises is vacant.
Applicant proposes to construct a warehouse
wi th two tenants on the first floor and two apartments on the
second floor.
Applicant intends to use one of the first floor
warehouse spaces to store and warehouse his excavation vehicles
and business related equipment.
Applicant intends to live above
his business in one of the second floor apartments.
The other
warehouse space and apartment would be offered to other tenants
with a total of no more than two commercial and two residential
tenants in the building.
Each dwelling will contain two
bedrooms and the warehouse used by the Applicant will be used to
provide cover and storage space for his business related
equipment.
The Premises is conforming as to lot area, containing about
11,272 +/- square feet where a minimum of 5,000 square feet is
required, and otherwise conforms to all requirements of the RC-2
zoning district, including frontage, having frontage on Nobadeer
Farm Road in excess of the 40 feet required in the District.
Applicant's request is meritorious and the relief requested
may be granted without derogating from the health, safety,
convenience, morals and general welfare of the inhabitants of
neither the Town of Nantucket nor the Purpose of the By-Law.

Dear Linda:
On behalf of Patrick J. DeSeta, contract purchaser of20 Nobadeer Farm Road, enclosed
please an Application for Relief, with three counterpart copies attached thereto, as well as a
filing fee check in the amount of $300.00.
Mr. DeSeta seeks a Special Permit pursuant to Nantucket Zoning By-Law Sec. 139-9 B.
Exceptions. (2) (b) Storage and warehousing, including properly screened open storage of goods
and materials, and (g) Garages for storage, repair, washing, painting or other servicing of motor
vehicles. Applicant is also seeking a Special Permit pursuant to Nantucket Zoning By-Law Sec.
139-20 C (1), (2) and (3) (Off-street loading facilities) to permit a single off-street loading
facility to be constructed on Locus and shared by the two commercial tenants occupying the first
floor warehouses.
Please note that the locus is currently vacant and that I will be providing a proposed site
plan prepared by Rex Ingram of Ingram Architects to you and the Board within the next few
days
