Locus contains 10,000 square feet in lot area, and is thus conforming with the minimum lot area of 10,000 square feet in the R-10 district. The present ground cover upon locus is 1,646± square feet, as shown upon the plan recorded with Nantucket Deeds as Plan No. 2010-37. Maximum permitted ground cover ratio in this district is 25%, or 2,500 square feet. Similar relief was recently granted to the owner of Lot 2 in Board of Appeals File No. 27-19.
