I. Call to Order:
Chairman Toole called the meeting to order at 1:02 PM.
II. Approval of the Agenda:
A motion was made (Angelastro) and duly seconded to approve the agenda as written. The vote
was 5-0 in favor.
III. Approval of the Minutes:
A motion was made (Poor) and duly seconded to approve the minutes of the February 10, 2011
ZBA meeting. The vote was 5-0 in favor.
IV. Old Business

The Applicant requested the matter be withdrawn without prejudice. A motion was made
(O’Mara) and duly seconded. The vote was 5-0 in favor.

Attorney Griffin explained to the Board that pursuant to MGL Chapter 41, Section 81l, the
Applicant has validly subdivided his lot into two undersized lots. Accordingly, the
Applicant is requesting Special Permit relief in order to validate these undersized lots as
buildable. In the alternative, the Applicant has requested the lots be validated via
Variance relief.
The Zoning Enforcement Officer objected to the Special Permit request and indicated
that Variance relief would be more appropriate for such a situation.
A motion was made (Angelastro) and duly seconded to approve the requested Variance
relief. The vote was 4-1 in favor (Poor opposed).

Attorney Hunter explained to the Board that the Applicant is requesting Special Permit
relief in assign the parking for the Locus on a nearby parcel via recorded easement.
A motion was made (Botticelli) and duly seconded to approve the requested relief. The
vote was 5-0 in favor.

John Brescher represented the Applicant.
Mr. Brescher explained to the Board that the Applicant is requesting Special Permit relief
in order to increase the size of various nonconforming lots in order to make them less
nonconforming, but still undersized.
A motion was made (Angelastro) and duly seconded to approve the requested relief. The
vote was 5-0 in favor.

Attorney Glidden explained the to the Board that part of the request has been modified and
therefore the only issue before the board is the issue of changing the frontage, the addition of a
dormer, and the front porch sited in the setback.
The Board was uncomfortable with granting the requested relief by Special Permit and instead
considered Variance relief to be more appropriate.
A motion was made (Poor) and duly seconded to approve the requested relief. The vote was 5-
0 in favor.

Attorney Jessie Glidden represented the Applicant.
Attorney Glidden informed the Board that the Applicant is proposing to lift and
reconfigure the existing cottage on the Locus. The Board suggested that the Applicant
come back with a revised site plan that shows the overhangs and how far into the setback
they will encroach so they will not encroach onto the neighbor’s property line.
A motion was made (Botticelli) and duly seconded to continue the application to the April
14th ZBA hearing. The vote was 5-0 in favor.

Attorney Jessie Glidden represented the Applicant.
Attorney Glidden explained the scope of the relief to the Board. The Applicant is
proposing to enclose a first floor porch that has second floor living space. This will result
in an increase in ground cover of 48 square feet.
A motion was made (Angelastro) and duly seconded to approve the requested relief. The
vote was 5-0 in favor.

Ethan McMorrow represented the Applicant.
Mr. McMorrow explained to the Board that the Applicant is proposing to enclose a first
floor deck sited in the setback. An abutter was present at the hearing and voiced his
objection to the proposed work. This objection echoed the letters from others abutters in
the file.
A motion was made (Botticelli) and duly seconded to approve the requested relief. The
vote was 5-0 in favor.

Steve Butler represented the Applicant.
Mr. Butler explained to the Board that he was requesting relief in order to validate the
nonconformities on the site so maintenance work could be done to the structure.
A motion was made (Angelastro) and duly seconded to approve the requested relief by
Variance. The vote was 5-0 in favor.
