Board Members in attendance: Ed Toole, Michael J. O’Mara, Dale Waine, Michael Angelastro, Kerim Koseatac,
Lisa Botticelli (Botticelli left at 1:45), Mark Poor, and Susan McCarthy.

I. Call to Order:
Chairman Toole called the meeting to order at 1:01 PM.
II. Approval of the Agenda:
A motion was made (Botticelli) and duly seconded to approve the agenda as written. The vote
was 5-0 in favor.
III. Approval of the Minutes:
A motion was made (O’Mara) and duly seconded to approve the minutes of the May 12, 2011 ZBA
meeting. The vote was 5-0 in favor.
IV. Old Business

Attorney Rhoda H. Weinman represented the Applicant.
Attorney Weinman stated that the tenant of the carpentry shop, Fletcher Haig, was
present and would be happy to answer any questions the Board had regarding the work
that occurs on site.
The Applicant, Rick Kotalac, was also present to ask questions.
There were abutters present and these abutters had questions regarding the number of
employees, the hours of operation, and the use of the driveways.

A motion was made (O’Mara) and duly seconded to approve the relief requested with
conditions imposed upon the applicant. The vote was 5-0 in favor.

Attorney Richard J. Glidden represented the Applicant at the hearing.
Attorney Glidden explained to the Board the nature of the application and the limits that
were set forth by the Conservation Commission because of the wetland buffer zone.
Attorney Sarah Alger, representing five of the abutters, argued that the proposed addition
would be substantially more detrimental to the neighborhood than the existing
nonconformity.
The Board expressed concern with the shower shown on the plans. Some of the Board
members felt this would turn the proposed studio into a structure that would be suitable
for human habitation.
A motion was made (Waine) and duly seconded to approve the relief as requested with
conditions imposed upon the Applicant. The vote was 3-2 in favor (Koseatac and
McCarthy opposed).

Attorney Paul Jensen represented the Applicant.
Attorney Jensen explained to the Board that the Applicant is requesting Special Permit
relief in order to reduce the side yard setback in order to site a studio. The existence of
wetlands on the Locus limits the buildable locations on the Locus.
A motion was made (Waine) and duly seconded to approve the requested relief. The vote
was 4-1 in favor.

A motion was made (Waine) and duly seconded to approve the requested relief. The vote
was 5-0 in favor.

Attorney Dale explained to the Board that the Applicant is proposing to renovate the
existing structures and maintain it as a studio. The Board recommended that the
Applicant remove any shower component and instead incorporate a “slop sink.”
A motion was made (Angelastro) and duly seconded to approve the requested relief. The
vote was 5-0 in favor.
VI. Other Business: Executive Session legal update
The Board took a roll call vote to enter into executive session and not reconvene the public
hearing. The vote was 7-0 in favor.
