I. Call to Order:
Chairman Toole called the meeting to order at 1:07 PM.
II. Approval of the Agenda:
A motion was made (Angelastro) and duly seconded to approve the agenda as written. The vote
was 5-0 in favor.
III. Approval of the Minutes:
A motion was made (Angelastro) and duly seconded to approve the minutes of the December 9,
2010 ZBA meeting. The vote was 5-0 in favor.
IV. Old Business

The Applicant requested the Board continue the matter without opening to the February
10, 2010 hearing.

Attorney Arthur Reade represented the Applicant.
Attorney Reade went through the history of the Locus with the Board and explained the
proposal before the Board at this time and the reason for the proposed expansion.
Attorney Sarah Alger, representing the Sweets, abutters to the project, questioned
whether or not Special Permit relief was allowable or if the applicant needed Variance
relief for the proposed work.
The Board requested Staff find an existing opinion from Town Counsel and ask the new
Town Counsel for an advisory opinion regarding whether or not Special Permit relief is
appropriate.
A motion was made (Angelastro) and duly seconded to continue the application to the
February 10, 2010 hearing. The vote was 5-0 in favor.

Action Deadline April 13, 2011.
Attorney Arthur Reade represented the Applicant.
Attorney Reade explained the modification and the request to provide additional parking
for the facilities.
A motion was made (McCarthy) and duly seconded to approve the requested relief. The
vote was 4-0 in favor.

Attorney Richard Glidden represented the Applicant.
Attorney Glidden explained the scope of the work before the Board. Essentially
Nantucket Bank, as owner of the Locus, is interested in selling the Locus to the
Applicant/contract purchaser. The Applicant intends to have a landscaping contractor’s
business on site with various facilities for outdoor and indoor storage.

The Board asked for additional details regarding the abutting property, the proposed
driveway location, and the necessary parking on the Locus.
A motion was made (Botticelli) and duly seconded to continue the application to the
February 10, 2011 hearing. The motion was 5-0 in favor.

The Applicant requested the matter be continued without opening to the February 10, 2011
ZBA hearing.
006-11 Congleton as Applicant 14 Pine Crest Drive Beaudette
Action Deadline April 13, 2011.
The Applicant requested the matter be withdrawn without prejudice.
A motion was made (Botticelli) and duly seconded to allow the withdrawal without
prejudice. The vote was 5-0 in favor.
VI. Adjournment
A motion was made (O’Mara) and duly seconded to adjourn the hearing at 2:50. The vote was 5-0
in favor.
