I. Call to Order:
Chairman O’Mara called the meeting to order at 1:10 PM.
II. Approval of the Agenda:
A motion was made (Toole) and duly seconded to approve the agenda as written. The vote was 4-
0 in favor.
III. Approval of the Minutes:
A motion was made (Toole) and duly seconded to approve the minutes of the December 10 and
December 22, 2009 ZBA meetings. The vote was 4-0 in favor.
IV. Other Business:
Minor Modification – Harty (068-02)
John Kuszpa represented the Applicants.
Mr. Kuszpa explained to the Board that this minor modification is just to clarify the
location of the garage relative to the setback as there was apparently an error on the
surveyed plans.
A motion was made (Waine) and duly seconded to approve the requested minor
modification. The vote was 4-0 in favor.

VI. New Business
001-10 Nielsen 29D So. Shore Road Self
Action Deadline April 5, 2010.
Cara and Tue Nielsen represented themselves at the hearing.
The Nielsens explained that they are requesting Special Permit relief in order to increase
the ground cover of their dwelling. The Nielsens informed the Board that this property in
question is nonconforming as it contains four dwelling units and is already over the
allowed ground cover. The Nielsens further stated that while although their renovations
will increase the ground cover on the locus, they will be at roughly the same ground cover
ratio as the other dwellings on the locus.
A motion was made (Toole) and duly seconded to approve the requested relief. The vote
was 4-0 in favor.
002-10 Roman Catholic Church 15 Cherry Street Drahzal
Action Deadline April 24, 2010
Nancy Drahzal of Structure’s Unlimited represented the Applicant.
Ms. Drahzal explained to the Board that the Applicant is requesting a waiver of two of the
existing parking spaces in order to site a shed. The shed has approval from the Historic
District Commission. The reduction of the two spaces will result in 20 available parking
spaces on the locus.
A motion was made (Waine) and duly seconded to approve the requested relief. The vote
was 4-0 in favor.
VII. Adjournment
A motion was made (Waine) and duly seconded to adjourn the public meeting at 2:15 PM
and to enter executive session.
