Staff: Linda Williams I. Call to Order: Chairman Michael O’Mara called the meeting to order at 1:00 P.M. II. Approval of the Minutes: A motion was made to approve the Minutes (July 13, 2007 and August 10, 2007), duly seconded and voted 5-0. III. Old Business ▪ 085-06 Reis 80 Miacomet Ave Reade Continued to February 8, 2008. ▪ 030-07 Burnham 12 ½ Sherburne Turnpike Reade Continued to February 8, 2008. ▪ 047-07 Holdgate Partners Bernard Valley Road Hunter Continued to November 16, 2007 ▪ 052-07 Westbrook 16 Baxter Road Reade The applicant’s attorney requested to withdraw the application without prejudice. A motion was made and duly seconded to accept the withdrawal without prejudice and voted 5-0 in favor. ▪ 054-07 Nantucket Hunt. Assoc. Madequesham Valley Road Avery Continued to October 19, 2007. IV. New Business ƒ 078-07 Eight Miacomet, LLC 8 and 10 Miacomet Avenue Aguiar The applicant explained that the application was a modification of a previously granted special permit and that the proper relief was not originally requested. The Board voted to waive the requirement for a site plan and a motion was made and duly seconded to approve the modification with conditions and was voted 5-0 in favor. 2 Fairgrounds Road Nantucket Massachusetts 02554 508-228-7215 telephone 508-228-7298 facsimile ƒ 079-07 Frazier 16 Pilgrim Road McEachern The applicant’s representative explained to the Board that a “minor modification” of a previously granted variance and special permit had been granted, but not recorded, and requested that the previous relief be validated. The applicant was also seeking approval for additional construction work within the side yard setback. The Board voted to waive the requirement for a site plan and a motion was made and duly seconded to approve the modification with conditions and was voted 5-0 in favor. ƒ 080-07 Nantucket Aella 4 Bartlett Road Hunter The attorney for the applicant requested special permits for shared access and parking with an abutting property. A motion was made and duly seconded to approve the application with conditions and voted 5-0 in favor. ƒ 081-07 Rowe 36 York Street Hunter Continued to October 19, 2007. ƒ 082-07 Coffin 42 Dukes Road Fitzgerald The attorney for the applicant requested a special permit to reduce the rear yard setback. A motion was made and duly seconded to approve the application as submitted and voted 5-0 in favor. ƒ 083-07 Franco 10 Still Dock Fitzgerald The attorney for the applicant requested a special permit and a variance so that the structure could be relocated to be entirely within the subject lot and to meet current flood plain regulations. A motion was made and duly seconded to approve the application with conditions and voted 5-0 in favor. ƒ 084-07 Freeman Tuckernuck Island Avery The attorney for the applicant requested a special permit to allow the reconfiguration of a pre- existing nonconforming lot located on Tuckernuck Island. A motion was made and duly seconded to approve the application as submitted and voted 5-0 in favor. ƒ 085-07 Walker Tuckernuck Island Reade The attorney for the applicant requested a special permit to allow the reconfiguration of a pre- existing nonconforming lot located on Tuckernuck Island. A motion was made and duly seconded to approve the application as submitted and voted 5-0 in favor. ƒ 086-07 Farber 21 Old North Wharf Reade The attorney for the applicant requested a modification of the previously granted special permit and variance. The applicant proposed a small addition to the first floor of the structure as well as a complete second floor addition. The addition to the first floor would not extend further toward the lot boundary than the existing structure. A motion was made and duly seconded to approve the application as submitted and voted 5-0 in favor. V.
