Regularly Scheduled Meeting
Monday, February 8, 2010
3:00 P.M.

Present: Matt MacEachern, Fernando Esteban, Whitey Willauer, Brian Chadwick, Rick Atherton, Linda Williams,
Michael Kopko (arrived 3:08), Patty Roggeveen (arrived 3:08), Allen Reinhard (arrived 3:25)
Staff Present: Andrew Vorce and Susan Bennett Witte
I. Call to Order
Meeting was called to order at 3:02 P.M. by Chairman Mr. MacEachern.
II. Establish Quorum
Chairman MacEachern declared a quorum.
III. Approval of Agenda
A motion was made to approve the agenda, duly seconded and voted 6-0 in favor.
IV. Approval of 12/7/2009 Minutes
A motion was made to approve the minutes of December 7, 2009, duly seconded and voted 6-0
in favor.
V. Public Comment
No comments were made.
VI. Action/Discussion
A. Continued: Ethics Training paperwork reminder that staff needs “certificate” and
“acknowledgement” before 4/2/10
B. New: Declaration of Trust was executed by all Trustees and is ready for staff to record at the Regisrty
of Deeds
VII. Report Items: Housing Planner Specialist Report
VIII. Other Business:
A. Ms. Witte stated that she and Mr. Vorce had an initial joint meeting with Ms. Voges and Ms.Laravee
of the Finance Department and Ms. Perris from Human Resources to set up proper protocols and
procedures for a smooth and seamless transition from Ms. Witte’s salary being charged back from Town
Administration and funded by CPC to the arrangement being proposed by CPC at ATM the salary for
Ms. Witte be paid from the AHTF account (similarly funded by CPC). The treasurer of the Town is
responsible for all AHTF funds. There will be another meeting scheduled when Finance Department is
ready to set up an account of the AHTF.
B. A check in the amount of $15,820, (the prorated unused portion of a 2005 DHCD-CDBG -HOR
mortgagor grant) has been made available by the Town to deposit into the AHTF as soon as the AHTF
account can be set up.
IX. Executive Session: The AHTF Trustees were polled and a vote of 9-0 in favor to go into Executive Session to
consider the purchase, exchange, lease, or value of real property and not to reconvene in open session.
X. Adjournment:
A motion was made to adjourn the meeting at 4:00 PM, duly seconded and voted 9-0 in favor.

The Mission of the Trust is to provide for the creation and presentation of affordable housing in the Town of
Nantucket for the benefit of year-round low and moderate income households who would otherwise have difficulty,
financial or otherwise, locating housing on Nantucket. These are posted as Open Meetings held at 3 o’clock pm in the
2 Fairgrounds Road Conference Room on the following dates in 2010:
February 8, 2010; March 25, 2010; June 14, 2010; September 13, 2010; November 8, 2010; December 13, 2010
