Minutes of the Meeting of 14 July 2008 at 3:00 PM. The meeting took place at the 2 Fairgrounds
Road Meeting Room, Nantucket, MA 02554. Members of the Board present were Brian Chadwick,
Rick Atherton, Allen Reinhard, Michael Kopko and Patricia Roggeveen. Chairman Kopko called the
meeting to order at 3:10 PM.
Review of Nantucket Homes for People Request for Selectmen Endorsement of State’s Local
Initiative Program Process for Abrem Quary II MGL Ch. 40B Housing Project. Chairman Kopko
asked if any member of the public wished to speak and there was no response. Ms. Roggeveen
stated that she has met with Planning and Zoning Department staff and project proponent Cliff
Schorer and discussed some of the plans and materials as well as the status of the junkyard
owned by Augie Ramos. Planning Director Andrew Vorce stated that the junkyard site, as currently
proposed, is not included in the Abrem Quary II project, but there have been discussions regarding
ways to incorporate the junkyard into the site so as to get it cleaned up. Discussion followed and
Chairman Kopko asked Board members if they are inclined to endorse the application and the
response was affirmative but members expressed interest in further education about the process.
Mr. Chadwick and Mr. Reinhard suggested sidewalks and community parking and both expressed
their concerns with the density of the project. Edy Netter, the consultant contracted by the Town to
provide technical advice about the project, spoke about the state affordable housing requirements,
noting that there need to be at least 22 affordable units created every year on Nantucket. Ms.
Roggeveen noted there does not seem to be much room to deviate from what the state requires,
therefore, it would be best for the Town to mitigate the situation.
Project developer Cliff Schorer explained there are 34 proposed units and he is open to all ideas,
but lowering the density will increase the price of the units. Discussion followed concerning this
issue and South Shore Road abutters Barry Paulson and Bruce Perry spoke, both expressing their
concerns with the density of the project and inadequacy of buffer zones. Mr. Schorer addressed
the density concern by explaining that there are over 100 individuals on his waiting list for homes
and in an attempt to mitigate the density issue, he proposes to reduce the number of bedrooms.
Some additional discussion ensued and Chairman Kopko thanked everyone for attending the
workshop.
The meeting was unanimously adjourned at 4:20 PM.
