ADDENDUM "A"
SANKATY HEAD GOLF CLUB
Sankaty Head Golf Club ("Applicant") seeks a modification of Special Permit and
Variance No. 40-16, prior Special Permit Nos. 061-89; 062-94; 066-97; 020-03; 087-04, 04-12,
40-16, 14-17 and prior Variance No. 022-83 to construct a restroom kiosk next to its 13th golf
hole fairway.. The Applicant's property is located at 100 Sankaty Road, Siasconset,
Massachusetts 02564, shown as Lot 2A on Land Court Plan No. 9548-C and Parcel 02 on
Nantucket Assessor's Map 49 ("Property"). The Property is zoned Limited Use Genral-3
("LUG -3").
The Property has an area of approximately 126.58 +/- acres and includes a private golf
course which was constructed in 1921. The Property also includes a Golf Club House, Cart
Barn, Maintenance Building, Garage, three (3) employee dormitories, three (3) separate dwelling
units, four (4) duplex dwelling units for employee housing and a seven (7) caddie camp
residential buildings. The seven (7) dwelling units, three (3) employee dormitories and seven (7)
caddie camp buildings are non -conforming because they exceed the allowable number of
dwelling units in the LUG -3 Zoning District. A maximum of two (2) dwelling units on each lot
is allowed in the LUG -3 Zoning District.
Applicant seeks a Modification of the above prior special permits and variance to
construct a 142.5 +/- sq. ft. restroom kiosk on its 13th golf hole fairway next to the Sankaty Head
Foundation, Inc. Caddie Camp as shown on the attached "Proposed Conditions Plan entitled
"Bathroom Kiosk at 12th -13th Hole" prepared by Blackwell & associated, Inc. dated October 22,
2018. The proposed restroom kiosk will provide comfort and convenience to the members and
guests of the Sankaty Head Golf Club and will be connected to the existing septic system which
services the Caddie Camp.
As ground for this requested Modification, Applicant says the proposed and
much-needed restroom kiosk is modest in size, will be constructed in accordance with a
duly -issued Certificate of Appropriateness from the Nantucket Historic District
Commission, will provide a restroom facility to the members and guests playing golf at
the Sankaty Head Golf Club and will not be substantially more detrimental to the
neighborhood that the existing conditions on the golf course. In fact, the proposed
restroom kiosk will foster the intent and purpose of the Nantucket Zoning By -Law
serving the health, welfare and safety of the members and guests at the Sankaty Head
Golf Club.
Accordingly, the Applicant asks the Nantucket Board of Appeals to modify and
amend prior Special Permit Nos. 061-89, 062-94, 066-97, 020-03, 087-04, 04-22, 14-17
and Variance No. 022-83 to allow the requested zoning relief for the restroom kiosk.
