The premises contains a main dwelling with 1825 SF of ground cover, a cottage with 1126 SF of ground cover, a garage of 357 SF of ground cover, a second garage with 373 SF of ground cover, and two sheds of 34 SF and 76 SF each. The structures have a 10.02% ground cover ratio where 10% is allowed. The locus has 20.0 feet of frontage on E Street and 19.68 feet of frontage on D Street, where 100 feet on a single street is required. The structures are 1.5 feet from the front and side setbacks where 20 feet and 10 feet of separation from the lot line are required. The main house is 27.7 feet in height where 25 feet is now allowed in the Village Height Overlay District. The lot has two driveway curb cuts. All of these nonconformities are pre-exiting nonconforming conditions under Section 139-33A or are allowed by existing zoning Special Permit and Variance provided for in File Nos. 09-81 and 50-92. The premises is otherwise dimensionally conforming under the Zoning Bylaw. Applicant seeks a Special Permit under Section 139-33A of the Nantucket Zoning By-law, and in the alternative by Variance under Section 139-32, to alter structures and to amend the existing relief to the extent necessary, to allow the applicant to demolish the two dwellings, the two garages and the 34 SF shed, and to replace them with a new main dwelling of 2480 SF of ground cover, a second dwelling of 874 SF of ground cover and a single garage of 240 SF of ground cover. The remaining shed will also be altered. The alterations will cure the existing ground cover ratio nonconformity, will cure the height restriction nonconformity, will reduce the volume of encroachment into the front yard setback, but will maintain some the front yard setback encroachment- the replacement garage will be a smaller foot print and no closer to the lot line than the existing garage and the new main dwelling will be further from the lot line than the former garage in that location.
