State below or attach a separate addendum of specific special permits or variance relief applying for:
68 Monomoy Road is an undersized lot of about 17,231+/- SF the LUG -1 zoning district. 72
Monomoy Road is an undersized lot of about 34,007+/- SF the LUG -1 zoning district. The
owners of 68MR seek to cut off a portion of that lot, approximately 6,017+/- SF, which would
be added to the abutting lot at 72MR. This action would increase the nonconformity as to lot
size at 68MR, without creating any new nonconformities or increasing the nature of this or
any other nonconformities, and would render 72MR dimensionally conforming. Applicant
seeks Variance Relief pursuant to Nantucket Zoning Bylaw Section 139-32.A.. Such relief is
need owing to circumstances relating to the soil conditions, shape or topography of such land
or structures and especially affecting such land or structures but not affecting generally the
zoning district in which it is located, a literal enforcement of the provisions of this chapter
would involve substantial hardship, financial or otherwise, to the petitioner or appellant, and
the desirable relief may be granted without substantial detriment to the public good and
without nullifying or substantially derogating from the intent or purpose of such bylaw.

- The owner of 68MR seeks to cut off a portion of that lot, approximately 6,017+/- SF,
which would be added to the abutting lot at 72MR. This action would increase the
nonconformity as to lot size at 68MR, without creating any new nonconformities or
increasing the nature of this or any other nonconformities, and would render 72MR
dimensionally conforming.
- The owner of 72MR seeks relief to locate the proposed cottage, approximately 348 SF,
within the front yard setback.
Applicants seeks Variance Relief pursuant to Nantucket Zoning Bylaw Section 139-32.A.
Such relief is need owing to circumstances relating to the soil conditions, shape or
topography of such land or structures and especially affecting such land or structures but not
