The lot is a nonconforming lot with 50' of frontage where 75' is required, but the lot is over 800' long. The lot has an available ground cover that is believed to be of 2,191+/- SF, but the existing house is only about 1,004 SF and the available building envelop is significantly limited due to the shape of the lot, zoning setbacks, soil conditions, wetlands and associate buffer zones, and the split zoning. The house is 36.6' from the front yard lot line where only 30' is required. Applicant seeks Variance Relief pursuant to Nantucket Zoning Bylaw Section 139-32.A to build an addition in the front yard setback. Nearly all of the homes along the waterfront of Western Avenue are within the front yard setback.
